PROCEDURE:
The auction will be conducted in four distinct groups: Tracts 1–9, Tracts 10–18, Tracts 19–20, and Tract 21. No combinations between these groups will be permitted. These farms will be offered separately and may be purchased individually or in multi-tract combinations within their respective farm, but will not be grouped across two farms.
BUYER’S PREMIUM:
A 10% Buyer’s Premium will be added to the final bid and included in the deed transaction sale price.
DOWN PAYMENT:
A 15% down payment is due on the day of the auction, with the balance in cash at closing on or before 30 days. The down payment may be made by cashier’s check, personal check, or corporate check. Bidding is not conditional upon financing, so please arrange financing in advance if needed.
CLOSING:
Closing shall take place on or before 30 days from the auction date.
REAL ESTATE TAXES:
All ad valorem taxes will be prorated at closing.
SURVEY:
The property will be sold with a new survey. Buyer is responsible for 50% of the cost.
