FM 2844, McCook, TX 78541 - Starr County

This beautiful property is home to some of the most phenomenal virgin native brush available anywhere in south Texas. It is the back pasture of a larger 1900 acre ranch and is high fenced on three sides. It is easily accessed via a well maintained all weather caliche road which begins at the paved FM 2844 and is just 45 minutes to McAllen. It's gently rolling terrain provides great cover for a well managed herd of whitetail deer, and has several well maintained senderos throughout. The back pasture of the 2M Ranch is surrounded by large neighboring ranches and farms and is mainly sandy loam soil with some red sandy loam soil and a couple caliche hill tops with black brush.

There are a few buffel grass strips that have been cleared on the property and there is plenty grass interspersed with the brush for grazing. The quail population here is just plain good. With grain fields on the east side and part of the south side, the dove hunting is as good as it gets . You could also combine this property with the middle pasture which is still available to make a 1350 ac ranch and get some State Minerals as well.

Water : The water source to this property currently comes from two water wells located just across the fence in the middle pasture of the 2M Ranch. Arrangements can be negotiated on future water source for this property.

Wildlife : Whitetail deer, plenty of quail, dove and turkey.

Habitat: An extremely diverse population of brush to include kidneywood, granjeno, guayacan, southwest bernardia, guajillo, lime prickly- ash ,black brush, brasil, coma, amargosa, ceniso, bull mesquites, large Ebony trees and wild olive trees.

Improvements: The property is cross fenced into two pastures. It has several caliche roads throughout and electricity. It also has a clean high fence on three sides.
