Trigger Mountain Ranch

A beautiful ranch located in the heart of central Texas with rolling hills, 2 stock tanks and spectacular

oaks scattered throughout the 12 crossed fenced pastures, barns and home encompassing the 74 acres.

The ranch sits 1.5 miles down paved FM off a major highway, US 84 W. As you turn into the ranch's pipe

entrance, an asphalt drive with pipe bull pane bordering each side of the driveway takes you up the hill

to the barns, pens and home. Three barns, 6 run-in sheds and a manufactured home sit on top of the

hill.

The south barn, the main livestock barn, connects to an alley on the south side that allows easy access

to all of the pastures except for 1. The west side also is connected to an alley that allows access to the

same pastures as well as the 6 run-in sheds. Inside the barn are (12) 10' x 10' pipe stalls, (3) 20' x 10'

pipe stalls, pipe adjustable loading chute for sheep and goats and a nice working area for sheep and

goats (an alley with numerous gates and a cut-gate at the end, allowing one to sort easily and opposite

the loading chute is a 12' x 18' concrete slab, used as a wash rack that has hot/cold running water. The

north side of the barn sits on 48' x 24' slab and has an office/living quarters with a separate full bath and

a pipe horse stock and can be secured/locked with 3 large roll up doors and a 4' commercial metal door

providing/denying access. The office/living quarters and unattached full bath has CH/A, hot/cold running

water and its on septic system and a separate 10' x 12' storeroom located NW corner which can be

accessed even with the main area being locked. Numerous electrical outlets, several water hydrants are

strategically located within the barn with main lighting provided by 6 mercury vapor lights which are on

a timer, a mercury vapor light over the wash rack and a mercury vapor light over the loading chute with

a halogen light providing light outside the barn's loading area. The north portion of the barn, on the

concrete, has 1 older style double shop lights providing the light, eventually will require replacing and

numerous electrical outlets.

To the west of the main barn, there are (3) 60 x 80 pipe pens with a 20' x 48' run-in shed on the north

side providing protection from the weather. Each pen is divided in half by pipe to make an actual total of

6 pipe pens. Each run-in is again halved and halved again providing 8' X 24' space to store hay, feed and

anything else away from the animal's reach and the elements while still allowing 11' x 24' of shed space

for the livestock to get protection from the elements. Access is provided by a 6' walk through gates at

each N corner of each shed and access to the enclosed portion provided by cut metal doors on each side

of metal run-in and a pipe gate on the livestock side of the run-in. Gates are also located on the S side,

swing in or out (closes off alley) allowing movement of stock to the barn or out to pasture. Lights, water

and electric is available in all the sheds.

The middle barn is 40' x 80' with a 20' x 32' attached office, (16' x 32'office space and a 4' covered

walkway). The office is currently operating as a veterinary clinic but can be easily converted to

something else. The 40' X 80' is a commodity style barn is separated into (4) 20' X 40' bays which are

open on the south side. The 20' x 40' bay connected to the office is completely enclosed and on a

concrete slab with access provided by 4' commercial metal door located on the west side and a 10' roll

up door on the south side. The interior is unfinished, spray on insulation and another 4' commercial

metal door provides access into the office area. The office and the attached enclosed bay has CH/A

provided by a 4 ton heat pump under warranty and has hot/cold running water.

The third barn, a shed row, is 21' x 40' with 7' x 40' slab connects to 2 small traps via pipe alleys. The

barn has 10 (3.5' x 7') pipe stalls with every 2 stalls opening to an 8' x 67' pipe run. Electric and water is

available at this barn as well. The barn also has access to 2 small traps with 3 sided loafing sheds in each

trap.

The manufactured home (16' x 76') was ordered and built in 2007, sits up on a caliche/rock pad, is 3

bedrooms, 2 baths, living, dining, kitchen and laundry area. The bedrooms are carpeted with linoleum in

the rest of the home. Appliances, all electric, will convey with the home, electric range, overhead

microwave, refrigerator with ice maker, washer, dryer, ceiling fans and window treatments. The

manufactured home is underpinned with cedar stained wood with an access door to get under the

home. Two covered cedar stained wood porches complement the manufactured home, front porch (10'

x 24') and a back porch (8' x 16'). A separate (2) 750 gallon septic tanks are in place for the home and an

excellent 40 gal/min well provides all the necessary water for the ranch.

The remainder of the property is divided into 12 pastures with fencing (either pipe with bull panel, pipe

with net wire, sheep and goat net wire or a combination). Loafing sheds (3 sided) are in 7 of the 12

pastures. Perimeter fences are in good shape, the north property line has an 11 strand predator proof

barbed wire (only barbed wire on the premises) and the remainder of the perimeter fence in net wire.

Majority of gates are pipe, open both in and out and close off alleys to easily allow movement of

livestock to and from pastures and barn. Numerous gates are also present between pastures to again

easily allow rotation of pastures with minimal effort. Pastures are mostly native grasses with several

pasture in coastal. Water is available to all pastures at this time.

The ranch has an abundance of wildlife, deer, turkey, dove, ducks and foxes. Adjoining properties are

currently operated as working ranches or leased for deer hunting. There are two stock tanks on the

property, one that has not been dry under current owners and was re-stocked with bass and perch. As

previous stated the current owners are operating a portion as a veterinary clinic as well as having sheep,

goats and horses. This is an excellent opportunity for one wanting a multi-use livestock facility or a show

case horse facility.
