TRACT 1

155 acres, more or less, generally that land in the N ½ 5-2-5 (except the west 300 feet) lying west of Spence Avenue, and that land in the SW ¼ SW ¼ 32-2-5 lying west and south of the old St. Joseph & Grand Island Railroad (now used by the Farmers Coop of Hanover).

This farm, 155 acres, more or less, consists of 45 acres river bottom cropland, 52 acres upland cropland in two fields, 5.1 acres CRP in the northwest part west of the old railroad, 6 acres hay meadow and waterways, and about 49 acres timber, Little Blue River and excellent wildlife habitat.

The 45 acres below the old railroad has been flood irrigated for many years. The priority date of the water right is May 26, 1977. The permit is for 865 gallons per minute for 72 acre feet.

The 45 acres bottom cropland field is all Muir soils, while the cropland above the railroad, about 52 acres, is about ½ Muir bottom land and ½ Tully moderately sloping upland soils. The triangular shaped tract west of the railroad is approximately 14.4 acres.

The CRP annual payment is $243.72. The contract expires on September 30, 2020. The CRP is in native grass. All the cropland is on the east side of the river.

The old irrigation pump and pipe go with the farm. The FSA bases and yields are 55.6 acres corn, 134 bushels; 44.7 acres milo, 78 bushels. The estimated 2009 taxes were $1,085.78.

This farm is a nice mix of very productive bottomland, good upland cropland, and some excellent recreational land for hunting and fishing.

TRACT 2

75 acres, more or less, generally that land in the E ½ SW ¼ 32-1-5 lying west of the abandoned Chicago, Iowa & Kansas Railroad and that land in the SW ¼ SW ¼ 31-1-5 lying east of the old St. Joseph & Grand Island Railroad (now used by the Farmers Coop of Hanover), except the land taken by Spence Avenue and the Union Pacific Railroad.

This tract, 75 acres, more or less, is all native grass. Spence Avenue and the Union Pacific Railroad divide the pasture in two. There is a large culvert that serves as an under pass for cattle. The native grass is good, the fences are good, and the sources of water are from ponds and the small creek. There is a good barn and well near the field road on the south side.

The estimated 2009 taxes were $194.71.

This farm is good native grass, with many mature oak trees and an old farmstead.

These tracts will be offered separately and together, and will be sold in the manner that brings the most money.

Terms on both tracts: Ten (10) percent down, the balance due in 30 days. Possession will be given at closing.
