Property Summary:

This is truly a combination ranch with the ability run cattle and hunt trophy whitetails among other animals. The ranch is broken up into 3 main pastures. The NW portion of the ranch has been used as a hay meadow and will produce approximately 300 round bales. Currently the seller is running about 35 momma cows but said it can handle closer to 60. At one time the seller ran 60 units but has scaled back due to the time constraints of a larger herd. Located in the NE portion of the property is the home, shop, and storage shed. Several acres around the improvements are fenced to keep the cattle out.

One word comes to mind when describing this Oklahoma ranch for sale and that word is meticulous. From boundary to boundary the owner has paid extremely close attention to the details on this property. Lets start with the wildlife plan which has consisted of managing the land and the deer in a way that has proven to increase the quality of the deer and providing better grass for the cattle. Oak Ridge Ranch has an implemented burn plan meaning that over a period of 5-6 years the entire property will be burned. The seller has become an absolute student of this property working diligently to bring the pH levels in the food plots to optimum growing levels, and it shows. During the fall hunting season cattle are kept on the norther more open portion of the property. In the early spring the cattle are moved into the hunting area and allowed to graze down the food plots. The seller has been on a very intentional deer management plan and this property has been voluntarily hunted bow only with the exception of a few does taken by rifle. If an area has genetics and nutrition then age is the next big contributing factor to having trophy class animals. Deer must be allowed to mature and through extensive camera surveys the proof of that practice on this ranch is evident. There are approximately 40 tree stands scattered throughout the property for hunting every possible wind condition. The seller told me a story of how on 3 consecutive days he walked out the deer trails after a big snow storm to gain more knowledge of their travel patterns. This allowed him to place tree stands in the most optimum crossings and pinch points.
