Location: The ranch is located northwest of Spur, Texas.

Terrain: Elevations on the ranch range from nearly 2,670 feet to around 2,475 feet.

The property has approximately 202 acres currently enrolled in the Conservation

Reserve Program (CRP) through 2011. This CRP has an annual income of $40.00

per acre. In addition, the property receives an annual DCP payment of nearly

$900.00 per year. The remainder of the ranch is in native pasture. Mesquite is thick

in portions of the property with scattered shinnery and hackberry trees. Several

draws and creek bottoms through the ranch offer wildlife good cover.

Water: The ranch is considered to be well watered by two earthen ponds.

Access: Access to the ranch is provided by graded county road with some highway

frontage on the northeast side of the ranch.

Hunting/Recreation: The property has a good cover for whitetail deer and quail

hunting. Turkey are common and feral hogs are known to be in the area. This

property has had very little to no hunting pressure in many years.
