This 8.81 acre commercial development site is located in the southeast portion of the city of Rocklin, approximately 25 miles northeast of downtown Sacramento. The development site is approximately one mile south of I80 at the southeast corner of Sierra College Boulevard and Rocklin Road, adjacent to the Sierra College campus which has a current enrollment of 20,000 students. Other land uses in the immediate area are for single family and multifamily residences, retail and office space.

The property, which is comprised of three contiguous parcels, was approved in March 2007 by the city of Rocklin in order to allow development of a project known as Sierra College Center. The approved plan for the office/retail project included retail shops, a corner fountain area with outside seating and office space. (See Supplemental Information Package for details.) The entitlements for this development project were extended to March 2009, at which time they expired.

When the project was approved it fell under the Planned Development Commercial zone. However, since the entitlements have expired, the property defaults to C2, which allows retail business establishments. Development of the property would be subject to the city of Rocklin Oak Tree Preservation guidelines as well as, but not limited to, onsite drainage systems.
