This 160 +/- acres is located 7 miles south of Okeene on SH 8. According to the Blaine County FSA this farm has approx. 78.3 acres of cropland with a 77.5 acre wheat base, and 26 bushel per acre yield. Principle soil types of the cultivated land are McLain silty clay loam, 0-1% slopes, Class I & Port loam, 0-1% slopes, Class II. These soils lay level and are easily tilled. The balance of the farm is comprised of good grass pasture, pond, scattered timber, and approx. ½ mile Salt Creek which has plentiful water. Seller's royalty income for 2009 was approximately $7,285.52. Seller's net royalty income from January through September 2010 has been $5,963.38. Terms: 10% of the purchase price is to be placed in escrow the day of the auction with the balance being due upon delivery of merchantable title.
