Tract 1: The W SW 22-6-2, Sherman Township, Clay County, Kansas

This farm, 80 acres, more or less, consists of approximately 33 acres bottomland cropland, 39 acres upland cropland, 2 acres waterways, 2 acres creek and timber, and 2 acres old farmstead area. The bottomland is all Muir soils and the upland is all Crete and Geary soils. There is rural water at the farmstead.

The FSA bases and yields are 45.7 acres wheat, 40 bushels; 19.5 acres milo, 73 bushels; and 4.6 acres soybeans, 25 bushels. The 2012 taxes were $1,068.96. There are about 16 acres growing wheat.

The southwest corner of this farm is the intersection of Jayhawk Road & 27th Road; 3 miles north of Morganville.

Tract 2: The NE 10-6-2, Sherman Township, Clay County, Kansas

This farm, 160 acres, more or less, consists of approximately 19 acres bottomland cropland, 121 acres upland cropland, 9 acres waterways, and 7 acres creek and timber. The bottomland is all Hobbs soils and the upland is mostly Crete and Geary soils. Access to the field in the southeast corner is from the south, up Kiowa Road.

The FSA bases and yields are 91.8 acres wheat, 40 bushels; 39.1 acres milo, 73 bushels; and 9.2 acres soybeans, 25 bushels. The 2012 taxes were $1,199.88. There are about 73 acres growing wheat.

The northeast corner of the farm is the intersection of Kiowa Road & 30th Road; 2 miles west, 1 mile south, and 1 mile west of the K-9/K-15 junction on the WS/CY County line.

This farm, 310 acres, more or less, consists of approximately 179 acres cropland with 17 acres being Hobbs bottomland and the balance being terraced upland, 55 acres native grass pasture, and the balance being creek and timber. The creek and timber area provide excellent wildlife habitat and/or winter pasture.

The FSA bases and yields are 116.9 acres wheat, 40 bushels; 39.1 acres milo, 73 bushels; and 9.2 acres soybeans, 25 bushels. The 2012 taxes were $2,003.16. There are about 87 acres growing wheat.

The northeast corner of the farm is the intersection of Kiowa Road & 28th Road; 4 miles north and 1 mile east of Morganville.

Terms on all three farms: Ten (10) percent down, the balance due in 30 days. Possession given at closing, subject to tenants rights. The Buyers will receive the landlords 1/3 share of the 2013 wheat crop, the landlords 2/5 share of the 2013 fall harvested crops, and the landlords 1/3 share of the 2014 wheat crop, and pay the landlords share of those crop expenses.
