Recreational Retreat Near Flint Hills Refuge

Situated just west of John Redmond Reservoir between Hartford and Burlington, this property totals 80 acres more or less and features many attractive inherent qualities with the most important being LOCATION! Whether you are looking for a recreational retreat or potential build site, this prospect checks the boxes.

Located near the Flint Hills National Wildlife Refuge, this area is well-known for quality deer genetics and its easy to see why the whitetails thrive here. Heavy timber, Native grass bedding areas, a creek flanked by hardwoods and conifers all combine to make this a comfortable residence for a substantial whitetail and turkey population. There are multiple secluded pockets that would make perfect foodplot locations if desired. Theres deer trails going every direction throughout this parcel to multiple bedding areas, water holes and the adjacent tillable fields. This tract is equipped with 2 established deer stands with multiple shooting lane directions which will stay with the property for the next owner to enjoy.

Youll like the access here as well with a high quality but lightly traveled paved road on the south and a good gravel road on the north. This allows for both convenient and strategic entry to the property whether you are accessing your new residence or your deer stand.

For those that are interested in a potential homesite with pavement frontage, theres multiple building locations to choose from. An electric line runs adjacent to this tract on the south end and theres a rural water line near the north boundary. Please contact Coffey County Rural Water District #2 at 620-437-6523 for more information regarding rural water service.

PLEASE BE SURE TO CHECK OUT THE WILDLIFE PICTURES!

From the U.S. Fish and Wildlife ServiceEstablished in 1966, Flint Hills National Wildlife Refuge occupies an area of the broad Neosho River Valley upstream of John Redmond Reservoir. The wetlands that dominate the Refuge are prime resting areas for migratory waterfowl and a paradise for waterfowl observation and hunting. The Neosho and Cottonwood Rivers provide most of the water for the Refuge, which is located at the upstream end of John Redmond Reservoir. Refuge habitats include wetlands, bottomland hardwood forests, grasslands, river riparian areas, and agricultural lands. Ducks Unlimited has John Redmond Wildlife areas listed as one of the five central flyway public land hotspots for 2020.
