This absolutely incredible 800+/- acre property has so much more to offer the serious outdoorsmen than any aerial map can convey. From the intangible attributes, to the location between two properties with hunting restrictions, to the absolutely insane terrain in the canyon draws, this property is so easy to fall in love with! Again, please don't confuse this description with the same old tired and flowery descriptions of hunting properties these days. I firmly believe this tract is THE best hunting property to hit the market in Kansas in a long, long time. Whether it's deer, turkey or quail, this place has them in spades.
This isn't some failed hunting property that someone bought, figured out it wasn't that great and is trying to flip it. This parcel has been in local hands for decades and has been used for cattle grazing purposes with no deer management. The upside to this already awesome parcel is tremendous, as I'm about to describe.
There are only two roads bordering this property with one on the east and one on the west. It's approximately 3/4 of a mile from either road to the main part of the timber, so the likelihood of anyone bothering wildlife from the road is practically none. There are multiple locations to add food plots without taking away from the income producing pasture. The water supply is plentiful with a pond on the Western 1/3rd of the pasture with another on the Eastern 1/3rd but the best story here are the natural springs flowing through the property. One feeds from the north and the other from the east and travel right through the heart of the timber. There is absolutely no reason for the deer to leave the protection of the canyons and majestic Oaks. They have safety, water, wind protection, acorns and with some added food plots, this parcel will be one of a kind!
One HUGE bonus this property offers for you outdoorsmen is one that doesn't cost you a thing! Most hunters I deal with also enjoy time on the water, whether fishing or relaxing. Directly bordering this property to the south is the ultra-productive fishery of Yates Center Reservoir whose reputation is very well respected and widespread. This 205 acre lake supports good quality Largemouth Bass, Crappie, Hybrid Wipers, Channel Cat and Walleye, of which 300,000 more were just stocked in 2015. Be sure to check out my fishing videos to give you a better idea of the fishing here.
Without a doubt, the features I love most about this property are the almost extraterrestrial ones found within the timbered canyon draws. I have never been around such substantial, beautiful and massive outcroppings of rock in Eastern Kansas. There are boulders the size of small homes and sheared off rock shelves that dwarf railroad cars! I was absolutely astounded at the incredibly beautiful yet so treacherous terrain on my first trip through the timbered sections of the property. It's no wonder this area is such a deer magnet, as the natural barriers create a safe haven that few places can rival. Words and pictures can't begin to describe the natural beauty this property possesses. Come for a tour and witness it for yourself. This one is the real deal.
Everyone I know enjoys extra monetary income and this shouldn't be overlooked here. There is an excellent tenant in place who leases the pasture for the summer grazing season and he would like to continue the lease if possible. The cattle come off long before hunting season begins and the cattle and wildlife have been living here in harmony for decades. With not much expense, any added food plots could be made cattle proof of which Id be happy to discuss.
