IMPROVEMENTS: Located at the north end of the ranch is the main set of corrals. In this same area is a slant wall metal building with a concrete floor. This is also the location of the main ranch well. The fences are 4 wire with mainly steel post.

WATER: There is 1 well with a submergible pump. Serving 6 steel livestock tanks via an underground pipeline. There are several springs in the northeast end and in the southern portion of the ranch. One windmill is located at the south end of the ranch.

CARRYING CAPACITY: The ranch can be operated on a cow/calf or a yearling operation. An average stocking rate of 12 acres per yearling per summer or 40 acres per cow/calf on a year round basis. All stocking rates will vary with animal size and year.

Vegetation: The ranch has a wide variety of different grasses, with the main grass being Blue Grama. Other grasses are Buffalo, Western Wheat, Side Oats, Indian Rice, and others. Meadow Grass is predominantly along a large portion of Mud Creek bottoms.

CLIMATE: The area has warm summers and mild winters. The average annual precipitation is 14 with the majority falling within the growing season.
