Kingwood Forestry Services, Inc. has been authorized to manage the sale of an outstanding property containing 85.39 acres, more or less, in Saline County, Arkansas.
Location: The Nature Lands tract has frontage on Marilyn Drive, which offers excellent access to Highway 167 and I-530/Hwy 65. The tract is further described as part of the S of NW of Section 2, east of Marilyn Road, and that part of the W of NE of Section 2, which lies West of I-530/Hwy 65 (excluding all of the highway easement), all in Township 2 South, Range 12 West, Saline County, Arkansas, containing 85.39 acres, more or less.
Also being offered by lump sum sealed bid on Friday, June 22, 2012, are Listings #4355 and #4356 (Kachina and Kachina #2 tracts). Listing #4355 (Kachina tract) adjoins the Nature Lands tract.
Tract Description: The subject property is within seven easy miles of Little Rock, yet is found in a rural subdivision known as Naturelands. The Nature Lands tract has been managed as a pine plantation for many years. This mature stand is in excellent condition. Timber consists of pine sawtimber with advanced natural pine regeneration. There is a strip of merchantable hardwood on the east edge of the property, as well. Terrain is gently rolling. The pine site index for loblolly pine averages 81 feet (base age 50) on a fine sandy loam Savannah soil. White-tailed deer inhabit the property and there are no restrictions against hunting. There is electricity available. Located in the Sheridan School District, the potential for subdividing this tract is very good.
The tract consists of these three timber types: 1) 1984 Pine Plantation 66.39 acres. 2) Merchantable Natural Hardwood 15.00 acres. 3) Merchantable Bald Cypress/Water Tupelo Bottom 4.00 acres.

Pine Sawtimber: 5,042 Trees; 32,300 Board Feet; 3,481 Tons
Oak Sawtimber: 113 Trees; 14,200 Board Feet; 144 Tons
Pine Pulpwood: 1,130 Trees; 99 Cords; 265 Tons
Hardwood Pulpwood: 700 Trees; 70 Cords; 209 Tons
Kingwood performed a 4.4% line plot cruise in May, 2012, of the pine plantation and natural hardwood stand. Cruise lines were run north and south. Due to variations associated with sampling, utilization standards, and scaling practices, the below tree counts and timber volumes advertised in this notice cannot be guaranteed.
