(3 miles southwest of Lockridge or 8 miles southeast of Fairfield, IA) From Lockridge, IA go west 3 miles to Tamarack Ave., turn left or south and proceed 1 mile to Teal Ave. and continue 1 miles to 239th St. Turn right or west and go a short distance to the farm. TRACT INFORMATION

The Brokken Farm will be sold on a price per acre basis, based on a survey that is currently in progress. The surveyed acres will constitute the final settlement price. Both tracts will be offered through the marketing method of Buyers Choice, whereas the high bidder can elect either or both tracts for their high bid. If the high bidder does not elect both tracts, the final tract with then be offered. The tracts will NOT be offered in their entirety at the conclusion of the auction.

Immediately following the auction, the successful buyer(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing in approximately 30 days on or about January 5, 2026 upon delivery of a merchantable abstract and Deed. The Real Estate Taxes will be prorated to the date of closing. Possession will be given at the time of closing. Both tracts sell with full farming rights for the 2026 and there are no hunting leases associated with the property. It will be the buyers responsibility and expense for any testing or upgrades to the septic system on Tract 1.
