Location: This ranch is located in the prettiest part of the State, the Hill Country. It is right by the "Brady Mountains", which provide views of oak covered hills. It is about 12 miles north of Brady, Texas.
Terrain: The countryside has rolling hills and seasonal creeks. It is wooded with mesquite, live oak, littleleaf sumac and other native species. The ranch has been rested and consequently it has a good volume of quality native grass species including little bluestem.
Improvements: A set of livestock pens and a livestock shed on the ranch are still useable. A very old ranch house is not in useable condition, but adds character to the place.
Water: There are three stock ponds that make good water holes. They are in strategic locations for drawing wildlife. Additionally, the owners will provide access to a good water well for drinking water.
Wildlife: A great place for sportsmen. The ranch produces large numbers of deer, hogs, turkeys, dove and other species. There is plentiful cover plus quality native browse species for game.
Minerals: Negotiable.
Price: $1,950 per acre.
Comments: For those interested in a ranch well suited for livestock production, hunting or for a secluded getaway, this is a good choice. One side of the ranch has frontage on a very lightly traveled gravel county road. There are no other roads nearby.
