White Hall, AR 71602 - Grant County

The Wampler East and Wampler West Tracts total +/-95.31 acres combined, and are located between Sheridan and White Hall, Arkansas and in both Grant and Jefferson Counties. The tracts are offered individually as +/-37.36 acre Wampler East Tract (#1166) in Jefferson County and +/-57.95 acre Wampler West Tract in Grant County. Both Tracts could be purchased together. The majority of the land consists of a 2010 pine plantation that appears to have good stocking and should offer good long term timber growth for investment. Trees appear to be growing well and are presently on the order of 2 to 4 feet in height with very little competition by other tree species. The property is accessed across private land from the east at the end of Wampler Spur Road. The surrounding area is managed for timber production and soils consist of productive silt loams with an average site index for loblolly pine of about 85 feet (base age 50), per the NRCS Web Soil Survey.
