II. PROPERTY DESCRIPTION

The Pyramid Peak Ranch is an alpine property set just below Pyramid Peak in the foothills of the Sangre de Cristo Mountains of the Rocky Mountain chain. This property is a prime location for recreational opportunities including fishing in nearby Morphy Lake, and hunting in both the Pecos Wilderness and Santa Fe National Forest. Game seen on the property includes deer, bear, elk, turkey, and other native wildlife. The property includes two year-round streams as headwaters to the Rito Morphy River and Morphy Lake as well as eight shares in the local irrigation ditch.

There are multiple sights for building your own cabin or corporate retreat with views of the snow-capped peaks and the plains to the east.

III. MINERAL RIGHTS

The Seller does not intend to retain any mineral rights Seller may own.

IV. WATER RIGHTS

The Seller has indicated that the property includes eight shares in the local irrigation ditch.

V. LISTED PRICE

The listing price is $1,200,000.00 cash or new financing. The Seller owns the property free and clear.

VI. CONDITIONS OF SALE

The possession of the property can occur at closing.

VII. AREA ATTRACTIONS

Both Mora and San Miguel counties and the Las Vegas area are becoming one of the most recognized in the State for their abundant attractions, recreational opportunities and historic past. Las Vegas was established in 1835 by a grant and settled in the name of fifteen Spanish Families. By 1846 General Stephen W. Kearney found Las Vegas to be a thriving community of 1,500 when he took possession of New Mexico for the United States. William Becknell had by this time already opened the Santa Fe Trail between Independence, Missouri and Santa Fe for which Las Vegas become a scheduled stop. The Santa Fe Trail has now been designated a National Historic Trail. Other area attractions include, but are certainly not limited to, Fort Union National Monument, Pecos National Monument, Pecos Wilderness, the Armand Hammer United World College of the American West, and the Rough Riders Museum, which until recently was the site of the annual reunion of the few remaining survivors of Teddy Roosevelt's famous Rough Riders. History shows this area was frequented by such notorious men and women as Billy the Kid, Vicente Silva and his gang, Belle Sidons (alias Monte Verde), Jesse James, Doc Holiday and his girlfriend Big-Nosed Kate. Doc Holiday operated a dental office, saloon and gambling hall in Las Vegas before moving to Tombstone, Arizona. Las Vegas is located within two hours of six ski resorts and the Pecos Wilderness which offers substantial recreational opportunities for hiking, horseback riding, camping, hunting and fishing and unbelievably breathtaking views.
