If the parcels sell separately, the two buyers will be responsible to build any common boundary fence that they require. Three phase electricity is available to both parcels on the county road.

Parcel 1 : Recreation / Rangeland

Part N1/2NW1/4 except a tract, Part SE1/4NW1/4 Section 27 lying north of Road 733A in T6N-R35W. Estimated 102 tax assessed acres, with estimated 2014 real estate taxes $700. Hardland rangeland on Sulco and Sulco-Ulysses silt loam soils; dryland cropland on Gibbon & Bridget silt loams. 22 FSA cropland acres, balance rangeland and creek bottom on Stinking Water Creek.

Terms & Conditions

Terms - This cash sale requires a 15% earnest deposit at signing of the Purchase Agreement immediately following the Auction. Balance of the purchase price is payable in certified funds at Closing on September 24, 2015 (earlier at Buyers request). There is no contingency for financing. Sellers reserve the right to reject bids, but fully intend to sell the property. Sellers will convey title by Warranty Deed; Title Insurance evidencing merchantable title. Cost of the Title Insurance and an Insured Closing by the Title Company shared 50/50 by Seller/Buyer. Property sells subject to easements, rights-of-way, zoning, and restrictions of record; Free and clear of all liens. The property sells in as-is condition; No warranty is expressed or implied as to the adequacy of any portion of the property.

Possession - Full possession at Closing.

Taxes - 2014 real estate taxes paid by Seller; 2015 by Buyer.

Minerals - All Owned Oil, Gas, and Mineral rights pass to Buyer.

Acreages - Reported acreages were obtained from the County USDA-FSA office, and County Assessor. No warranty is expressed or implied as to exact acres included in the parcels. The legal descriptions are subject to existing fence and field boundaries. If parcels sell separately, Seller will pay surveyor to locate south boundary points.

USDA-FSA - Any Base Acres pass to the Buyer, subject to County FSA Committee approval.

NRD - The property is located in and subject to the rules and regulations of the Middle Republican NRD.
