The entire property is found in one location, divided only by an active railroad line, with crossings available in two locations. Predominantly high-producing Cotter and Bremer soils, with some small remnants of very fine sandy soils found on the part north of the railroad. Non-tillable areas are found under areas of private levee and small wooded buffer areas beyond.
