Very private 400 acre tract located at the end of Millstone Mountain Road in Cumberland County, Tennessee. This tract is at the top of Barnes Mountain and has tremendous views in all directions. AFM performed a timber sale on 217 of the 400 acres in 2019-2020. This sale of a combination of patch regeneration harvests and select cut which opened up gorgeous views. The sale left intact 183 acres of mature hardwood that was not cut. The combination of natural regeneration and mature hardwood will surely produce an excellent tract for hunting over the next decades. The tract is surrounded on three sides by the State of Tennessee and TWRA which will never be developed. The elevation tops out at over 2500 feet which will provide some relief from heat in the summer months. The elevation change also provides breezes in the summer that may not be present in the Tennessee Valley. Their is one out parcel on the top of the mountain with a cabin which that owner crosses this tract as access. Historical access from the end of the county road crosses two landowners and is considered prescriptive by the present owners. The approximate end of the county road is shown on the attached map as well as the two owners the road crosses. This road has been used for over 50 years but is not a legal written easement. The owners are attempting to get a legal easement and if they are successful the asking price will be adjusted.
