768 +/- Acres located in Pettis County, just 5 minutes south of Smithton, MO, on both sides of Highway W. The farm lies in T44N, R20W, Sections 1 and 2.

The farm will be offered in five tracts ranging in size from 86 acres to 237 acres using the choice method.

An out-boundary survey has already been ordered and should be ready for inspection prior to the auction. There is currently a farm tenant in place for the 2018 grazing and hay season and he will remain until his tenancy terminates on December 31, 2018 at such time the new buyer(s) will get full possession.

TRACT 1 is the largest of the 5 tracts and consists of 237+/- acres and lies entirely on the west side of Hwy. W. This tract has frontage and access of Hwy. W that runs all along the east side of the property.

It is primarily open and currently being used for cattle pasture and hay production. The balance of Tract 1 is scattered trees and wooded draws. This tract has cattle tight boundary fence and a pond on it.

This tract has the Stevenson homestead. The house was built in 1959 and has not been occupied for several years; it is 1602 sq. ft. with a 20 x 20 attached garage. There is a deep well by the house on this tract.

TRACT 2 is 164+/-acres with frontage and access of Hwy. W all along the east and south sides of this tract. This tract is virtually all open and currently in permanent pasture and hay production, even though a high percentage would work for crop production.

Tract 2 is fenced and has a pond on it.

TRACT 3 is 125+/- acres and lies on the east side of Highway W and runs along Lake Creek Road on the south.

This tract has lots of scattered trees and a patch of mature timber in the middle of it. It is currently in permanent pasture and being used for year around cattle production.

Tract 3 is fenced, has a large pond on it with a frost proof drinker behind the pond and a couple large hay sheds that are being used for hay and machinery storage. In addition, there is a pipe corral system

for working cattle.

TRACT 4 is the smallest of the five tracts and consists of only 86+/- acres. It lies east of Highway W with frontage and access all along the west side of the property from Highway W.

It is primarily open and currently in permanent pasture and hay production with the balance in scattered trees and wooded draws. It also has a nice pond on it with a valve on the back side of the dam.

TRACT 5 is 153 +/- acres and has frontage along and access from Lake Creek Road that runs along the south side of the property.

It is currently in pasture and hay production with lots of scattered trees and some patches of brush.

PROPERTY TAXES for 2017 for the total acreage were $1,484.46

FSA- The Pettis County FSA Office says there are 767.72 total acres in the farm with 560.74 crop land acres

TERMS & CONDITIONS: 10% Down payment due on the day of the auction with the balance due at closing on or about Friday, November 9, 2018. Full possession will be given on January 1, 2019. The sellers will pay all the 2018 property taxes and retain all 2018 farm income.

The cost of title, preparation, insurance will be split 50/50 between the seller and the buyer.
