Kingwood Forestry Services, Inc. has been authorized to solicit bids for the sale of 260.34 acres, more or less,
located in Hempstead County, Arkansas. The property is being sold by sealed bid sale on Friday, April
1, 2022, at 10:00 A. M.
Location: This tract is located 1 mile southwest of Old Washington and has frontage on AR Hwy 195. It is
located in parts of Sections 21, 28 and 29, T11S, R25W, containing a total of 260.34 acres more or less,
Hempstead County, Arkansas.
Property Description: Timber is primarily a mixed pine hardwood stand that is available for immediate
harvest. The tract fronts on AR 195. The surrounding area is mix of rural residential and timberland.
Electricity is on the property. The property has an elevation change of about 110 feet. High Creek divides
the property and holds water year-round. A network of hunting trails on the property provides ATV access
throughout. Bring your ATV to inspect this property and see all it has to offer.
Method of Sale: The property will be sold on the basis of lump sum sealed bids. Bids will be opened at the Kingwood
Forestry office on April 1. A bid form as well as maps and complete legal description are available in a PDF file
accessible in "Other Resources" below. All bids should be submitted via the form provided there.
Conditions of Sale for Old Washington Tract Land Sale
1. The owners reserve the right to accept or reject any bid or to refuse all bids and sell in a
manner which they determine will be most advantageous to them.
2. Bids submitted must be valid through 5:00 P.M., Friday, April 8, 2022. Successful bidder will
be notified at or before that time by telephone, fax or e-mail. Upon acceptance of a bid, a Real
Estate Purchase Contract, with earnest money in the amount of 10% of purchase price, will be
executed between the successful bidder and the landowner within five business days. A sample Real
Estate Purchase Contract may be provided in advance upon request. Terms are cash at closing.
Bids contingent on financing or purchase price meeting appraisal will not be accepted. Closing is
expected to be held within 45 days of contract execution.
3. Only bids for a specific dollar amount will be accepted. The property is being sold in its
entirety for single sum and not on a per acre basis. Advertised acreage is believed to be correct,
but it is not guaranteed. Bid price is for the entire tract, regardless of acreage. The attached
maps are thought to be accurate but should not be considered as survey plats.
4. Conveyance will be by Warranty Deed, subject to all previous mineral conveyances, reservations
and exceptions, to any valid rights of way, easements, leaseholds and to any protective covenants
or restrictions, which may have been recorded affecting the property, with title assured through a
Title Insurance Policy at the sellers expense. No environmental inspection or representation has
been or will be made by seller. All mineral rights that are owned by the seller will be conveyed
to the buyer.
5. Seller will pay for title insurance and pro-rated property taxes to date of closing. Buyer
will pay for deed preparation, deed stamps, recording fees and closing costs.
6. Property inspections shall be done in daylight hours prior to the bid date stated in this
notice. Seller and Kingwood Forestry Services, Inc. in no way warrants the conditions of the
property, including access routes, and all persons entering upon the property assumes all risk and
accept said property in its existing conditions during such inspection and assume all liability and
shall indemnify Seller and its agents from and against all damages to property, claims, demands, or
causes of action of every kind, nature and description relating to its access to or presence on the
property. Access routes provided in this notice are for inspecting purposes only and
do not represent legal easements to the property.
7. Hunting equipment (such as deer stands, feeders, trail cameras, etc.) and any other man-made
items found on the property do not convey unless stated otherwise.
