Septic was reworked in 2002 and is located on the East side of the Guest house, flows downhill to the

septic tank and then under spillway to the field line below.

Two water wells (located in small red sheds on each side of the barn) behind house. All grass areas are

irrigated. Barn has concrete foundation and electricity. Barn also features gun room with hidden wire

mesh and steel plate inside wood walls, AC, shelving, freezer, 24-gun safe and storage. 350 gallon diesel

storage tank. Behind the barn you will find a hog cleaning station, even though the property has not

been hunted in at least 20+ years. Around the barn you will see tools that are used on this property and

can be purchased separately: wood splitter, wood chipper, two mowers, scaffolding, ATV, trailers and

tractor with implements.

The land features a Greenhouse that is screened in with water and electricity and small heaters and

shelving. This area of the property is irrigated and has a grape arbor, berry vines, mayhaws, crab apples,

wild pear, citrus, rabbit hutches, chicken pens and irrigated fenced garden area. The East side of the

property has a 7 acre goat enclosure, Golf T-box, shooting range (Red stake is 100 yards, white stake is

150 yards, and Blue is 200 yards) in the 10 acre open pasture. There is a 2nd garden area which is high

fenced, and can be irrrigated. At the North end of this pasture there is a dirt pit used for repairing

roads. On the East side of the lake you will find another shed with concrete floor used for storing other

tools, drying wood and old equipment for parts. There is another 2 acre enclosure here for goats. Along

this road there is another entry to the property from highway 190. Along the East side of the lake are

more crab apples, cypress trees, bat houses, branson pears. Water is pumped to these trees. On the

West side of the lake there is more fruit trees and a hog pen. You can drive around the perimeter of the

property along the perimeter fence.

Acreage was just surveyed March 23, 2017 by Lyle Rainey, survey is on file. Home was inspected by Erik

Placker of ESP Home Inspections and all suggested repairs were made. ESP Home Inspections did not

provide a written report.
