Terms: To bid at the auction, you must register online and receive approval confirmation from United Country - Advantage Land Company. A bidding fee is required to bid in the amount of $15,000 (certified funds), made payable to the Advantage Land Company, LLC Trust Account, refundable the next business day if you are not the highest bidder.

This is a cash sale. A 10% nonrefundable earnest money payment will be due the day of the sale (May 10th), in which the bidding fee will be included. The balance will be due at closing on or before June 10th, 2010 to concur with an anticipated 1031 exchange, with possession at closing (subject to 2010 lease). Marketable Title will be conveyed and title insurance cost will be divided 50-50 between the buyer and seller. Closing costs are to be split 50-50 buyer and seller. All of the 2009 RE taxes due and payable in 2010 will be paid by the seller. All of the 2010 taxes payable in 2011 will be paid by the buyer. This property is sold subject to an existing cash rent lease for 2010 in which the buyer will be credited $32,000 at closing.
