TRACT ONE: Consists of 19 acres and the Schlabachs family residence, dairy operation, grain bins, hay, commodity shed, machine shed, etc.

According to the Monroe County FSA approximately 75 acres are open and in pasture or cropland.
TRACT THREE: Consist of 120 acres and according to the Monroe County FSA the is currently 99.87 acres open/tillable with the balance in waterways and wooded drainage areas. This tract is tiled and terraced. Tract Three has frontage and access all along the east side on MCR 971.

2020-21 CROP OPTION: The 2020/21 wheat crop on tract 2 will be retained by the seller and possession will be given to the new buyer at closing/harvest. Seller will give the new buyer the option of either paying $250/acre x 100 acres ($25000) for all right for the bean crop on tract 3. OR If new buyer chooses not to buy out the sellers, possession on tract 3 will be given at fall harvest.
TERMS and CONDITIONS: 10% Down payment day of sale at the conclusion of the bidding process. The balance is due, and possession given at closing in 45 days or less subject to the 2021 cash rental agreement. The 2021 property taxes will be pro-rated to the date of closing.
