The Davis Tract is located in the northwestern portion of Colleton County. It has app. 4,290 feet of paved road frontage along Cross Swamp Rd (S-15-27) and app. 6,315.16 feet of paved road frontage along Ashton Rd. The tract has mixed stand of timber consisting of merchantable and pre-merchantable planted pine, natural regenerated pine, and mature hardwood stands. The merchantable planted pine is 20-25 years old and has an excellent site index. The natural regenerated pine is 10-12 years old and is ready for a thinning. The hardwood stands are a mixture of hardwood saw timber, hardwood pulpwood, and some pine saw timber. The young planted pine varies in age classes from 1 year old to 6 years old. The timber on the tract has been well managed over the years. 90% of the tract is high ground. It has a good interior road system. Some food plots have been put in place for deer and turkey hunting. The Davis Tract would make a great investment and also give one the opportunity to enjoy hunting and other recreational activities.
