Dahl Ranch

Price Reduced! Now $3,300/ acre. Rare opportunity to purchase the historic Dahl ranch! This ranch has been in the same family since 1864! This 349 acre ranch is located in the Northern part of Bee County near the Tulsita and Pettus Communities. The ranch has some of the highest elevations in Bee County which offers big views throughout the property. It offers the dual capabilities for deer, quail, and turkey management and hunting combined with a cattle operation. The Dahl ranch has a high fence on one side and is very suitable to the high fencing of the entire tract. The secluded ranch is tucked by two sides by a 1,600 acre ranch. There is a high fence on the northside and a new meshwire fence on the west boundry.

Location Proximity: The Dahl Ranch is conveniently located to the following cities:

Houston (~3 hours)- San Antonio (~1 hour)- Austin (~2 hours)- Corpus Christi (~1 hour)

Wildlife: The ranch has good populations of white-tailed deer, Rio Grande turkey, bobwhite quail, dove,

wild hogs, coyotes, and bobcats.

Habitat/Vegatation: The ranch contains a mix of brush and scattered trees with live oaks scattered about. Also

throughout the ranch, you will see elms, hackberries, willows, mesquite, blackbrush, granjeno,

guajillo, lotebush, coma and various cactus species. Due to the soils, the ranch grows good stands

native grasses for wildlife and improved bermuda grasses throughout for cattle grazing.

Topography: The ranch has some big, 360 degree views on various parts. the highest hill on the ranch is

approximately 442 feet high. It is among one of the highest in Bee County. The elevations changes

vary by up to 80 feet, giving good roll and topographical relief. The topography lends itself

to the possibility of building a large, 20 plus acre lake. However, further investigation as to

sub-surface clays and test holes would that would be required for final determination.

House: The ranch has an old homestead and could be renovated for a nice hunting facility.

We have not put a value on the house in the purchase price.

Electricity: Electricity is located at the house and all throughout the ranch.

Water Wells; There are two working water wells near the house and near a corral. There are two other wells that

require new submersible pumps for a total of 4 wells.

Mineral Conveyance: The sellers will convey 1/8th of the owned minerals and will convey the surface rights.

Caliche: There is a caliche pit on the ranch that could possibly provide a continual source for internal

ranch roads and perhaps the possibility to market the caliche for outside commercial

users for a potential income source. An analysis of the reserves would need to be conducted by

a professional to determine any commercial viability during the feasibility period.

Cell Tower: The ranch has a AT&T Cell Tower located in the middle of the ranch with $700 per month income.
