Tract 1

Tract 1 is the home place and consists of 160 Acres and the homestead. It has frontage along the east side on Monroe County Rd. 621. This tract has 85.32 Acres Tillable. The balance is in permanent pasture, wooded draws, waterways, woods and wooded fence rows. It also has a 7 room 1410 sq. ft. wooded frame house on it, where the tenant currently lives. This tract also has a 30' X 30' work shop on it and a 40' X 24' open front shed, and 4 grain bins in size from 4500 bu. to 1800 bu.

Tract 2 consists of 146 Acres and lies right across the road from Tract 1 and directly south of Tract 3. This piece has frontage along the west side on Monroe County Road 621 and the north side on Monroe County Rd. 658. It has 114.7 Acres Tillable and the balance is in waterways, and a patch of woods and a wooded draw in the very north east corner. It is terraced and has waterways.

Tract 3

Tract 3 consists of 153 Total Acres, of which 56.18 Acres are Tillable, open and in permanent pasture and hay production. It has frontage all along the west side on Monroe County 621 and the south side on Monroe County Rd. 658. This tract has been used for cattle production. It is fenced, and the portion not in grass is covered with mature timber.

Terms & Conditions

The successful bidder will be required to sign a purchase agreement at the conclusion of the bidding process, and pay a 10% earnest money payment, closing will be on March 6, 2015, possession will be given at that time except possession of the house on Tract 1 will be given 30 days after closing. Seller will pay the title insurance premium, and the buyer will be responsible for all the 2015 property taxes.
