Sullivan Ranch is located along the east side of Bliss Road, with the western portion of the Ranch developed with 582 acres of irrigated farmland used primarily for growing alfalfa, orchard grass and grain hay. 2010 hay production of all varieties was 1,621 tons.

There are three wells with Ground Water Permits (G13013 and G12435), four pivots and eight wheel lines. The wells produce 1,000 to 2,650 gpm.

The 6 bedroom, 2 bathroom ranch house with barn and shop is located in the southwest portion of the Ranch. The development of equestrian facilities near the existing Ranch house could be easily accommodated on the property. A new owner home could be located on the hillside with views of the Yonna Valley.

There are three hay barns located on the Ranch. The 1,000-head feed lot built in 2007 is located near Bliss Road on a knoll, and has concrete feed aprons and scales, and could serve area cattle ranches in the Upper Klamath Basin.

The property has been used for cattle grazing and is fenced and cross fenced, with good stock water. It can accommodate 750 AUMs and is also being used by the Seller for the 2011 grazing season.

An estimated 1,657 acres, or 30% of the property, is forested, with an estimated 1,050 MBF of primarily ponderosa pine timber. There was no harvest in 2010. The balance of the tract, or 2,453 acres, is non-forested and is located on the south facing slopes concentrated in the eastern section of the Ranch - which has moderate to steep slopes by Yainax Ridge and Bly Mountain. There are 249 acres of primarily 11 to 20 year old plantation located in the eastern section of the property.

The main entry to the Ranch is located in the southwest section, along Bliss Road.
