The tract has access and frontage all along south end on Audrain County Road 733/740. The tract is primarily all open and currently in crop production with the balance be consumed by an old homestead, a wooded draw and fence rows. There is also a designated food plot and small pond on the north end of the property by the wooded draw providing great wildlife habitat and a constituent food source. There are two-water well sites near the homestead area. They havent been used in over 30 years.

For the 2022 crop year the farm is rented out on a one-year basis. The sellers will retain the 2022 income and pay all the 2022 property taxes. The 2021 property taxes were $343.82.
