Grass species observed include Coastal Bermuda, Little Bluestem, Paspalum, and KR Bluestem.

The property has been in the same family for more than 100 years.

Improvements & Utilities

The property is perimeter fenced in fair condition with typical five strand barbed wire. The ranch has 4850 feet of frontage on Hwy 77 and nearly 5000 feet of combined frontage on CR 163 and CR 164. An electric meter is onsite and services a water well that feeds one of the ponds. Two additional cased water wells were drilled for rig supply and will need new pumps. All three wells are approximately 190 to 250 feet deep and tested at 75 to 100 GPM.

On the western side of the property is a 20 acre hay field that is fenced out from the remainder. Two active pipelines cross the property from east to west. Another pipeline runs along the western boundary. An active pipeline compressor station sits on the lower third of the property and encompasses approximately 1.5 acres with direct access to Hwy 77.

All deer blinds, feeders, and cattle equipment belong to the lessee and will not convey.
